Emergency Maintenance

Please DO NOT put "Emergency Work Orders" in Rent Café.

If you have an emergency work order, call the number listed below for your property to report emergency work orders during or after hours:

We define emergencies as situations which present a danger to people or property, and will be addressed within 24 hours.

For fires, criminal activity, or medical emergencies call 9-1-1 immediately.

Residents should report the following emergency work orders if they occur:

  • Broken or non-working exterior access doors, locks or windows
  • Broken pipes
  • Flooding
  • Non-working refrigerator, stove or hot water heater
  • No electricity in the entire apartment
  • No heat, in accordance with state and local laws (when outside temperature is less than 32 degrees F)
  • No air conditioning, in accordance with state and local laws (when temperature is above 96 degrees F)
  • No water in the entire apartment
  • Toilet not functioning (when there is only one toilet in the apartment)
  • Locked out of the apartment (you will be charged to replace a new key and/or if a lock requires changing)

If you request service and the maintenance technician determines your situation was not an emergency or is resident neglect, you will be charged the overtime rate.
